Active trade sites must be located in upscale lifestyle centers, power centers with a lifestyle element or downtown business areas. High volume specialty retail to accommodate the daily activities of the targeted customer is desirable. Active trade area as follows:
• 2 to 3 mile radius with above average residential density and above average daytime population
• Above average median income
• Ability to support $8 to $9 average transactions
• Traffic counts of 25,000 to 50,000 per day
• Ample parking (50-60 spaces)
